300,000+ Property transactions fell through in 2025

An accepted offer isn't a completed sale.

More than 300,000 property transactions fell through in 2025. That’s a lot of disappointed buyers and sellers, wasted time and money, and people having to start all over again.

Sometimes it’s a survey, a mortgage problem or a change of circumstances. Sometimes legal issues emerge. And sometimes the whole process simply takes so long that people lose patience.

Not every problem can be prevented. But poor communication, avoidable delays and mistakes certainly don’t help.

That’s why we believe choosing your conveyancer is every bit as important as choosing your estate agent.

When you’re dealing with what’s probably your biggest financial asset, you want an experienced professional who knows exactly what they’re doing.

Elite Conveyancing

Here’s something you might not realise. Your estate agent’s job doesn’t end when a sale is agreed. In many ways, that’s when some of our most important work begins.

We’re busy keeping in touch with buyers, sellers, other estate agents and everyone involved in the chain, helping to resolve problems and keep things moving.

But we can only do that effectively when everyone communicates.

And believe us, not all conveyancers see estate agents as part of the team!

Elite are different.

We work with their conveyancers on multiple transactions every day. They keep us informed, we keep them informed, and we know how each other works.

If something needs chasing, we know who to call. If there’s a problem, we can work together to find a solution. And if something is holding up the chain, we’re better placed to help when we know what’s happening.

Elite are just as particular about their professional partners as we are. They choose to work with estate agents who share their commitment to customer service, combining experienced lawyers and modern technology with a genuinely personal approach.

We work together, not against each other. And that makes a real difference when you’re trying to get moved.

Local experts. Real people. One point of contact

Forget being passed from department to department or wondering who’s dealing with your case.

With Elite, you’ll have a dedicated conveyancer who knows your transaction and is there when you need them.

We work closely with Honor Seal, Vicky Horner and Lorraine Roberts, experienced property professionals based around Stamford and Peterborough.

They understand the local property market, know the quirks of buying and selling homes around Stamford and Rutland, and have built excellent reputations for looking after their clients.

You know who to call. We know who to call. And everyone knows what we’re working towards.

Elite Lawyer

The cheapest quote isn't always the cheapest conveyancing.

Buying or selling a property is probably one of the biggest financial transactions you’ll ever make. So why choose the person handling the legal work simply because they’re the cheapest?

Lost paperwork, unanswered emails, unexpected charges and weeks of unnecessary delays can quickly make a bargain feel anything but.

Elite aren’t trying to be the cheapest. They combine experienced property lawyers, modern technology and a personal service with clear, upfront pricing that sets out the expected legal fees and disbursements.

Because good conveyancing isn’t just about getting the paperwork done. It’s about getting you moved.

Frequently Asked Questions

Conveyancing is the legal process of transferring ownership of a property from one person to another.

A Licensed Conveyancer is a qualified legal professional who specialises in property law. A solicitor may practise across several areas of law, although many specialise in residential property.

Both can handle the legal side of buying or selling a home, provided they’re appropriately qualified and authorised.

At Elite, the professionals handling your transaction are referred to as Property Lawyers, reflecting their focus on residential property transactions.

What matters most isn’t the job title. It’s having an experienced property specialist who knows exactly what they’re doing.

Your Property Lawyer handles the legal side of your move, from reviewing contracts and dealing with property searches to raising or answering enquiries, managing mortgage-related legal requirements and arranging exchange and completion.

They’ll also deal with the legal transfer of ownership and the relevant registration requirements.

In short, they make sure the legal side of your purchase or sale is handled properly so you can get moving.

Yes! Contrary to what many people believe, buyers and sellers don’t always have to use completely separate conveyancing firms.

Elite’s structure means they may be able to act for both parties in the same transaction, or even several parties within a property chain, where professional rules allow and the necessary conflict checks and safeguards are satisfied.

This can help make communication and coordination easier, although each party must receive appropriate independent legal representation.

Ideally, as early as possible.

If you’re selling, instructing a Property Lawyer before you’ve found a buyer means much of the initial paperwork can be prepared in advance.

If you’re buying, having your Property Lawyer ready to go means you can get started promptly once your offer is accepted.

The sooner you’re prepared, the fewer unnecessary delays you’re likely to encounter later.

Yes, requesting a quote is completely free, and there’s absolutely no obligation to proceed.

We recommend Elite because of our experience working with them and the quality of service they provide.

However, you’re always free to choose your own solicitor or conveyancer, and your decision won’t affect the service you receive from Eastaway.

Absolutely. In fact, it’s one of the biggest reasons we’ve partnered with them.

We work closely with Elite’s Property Lawyers on multiple transactions every day, sharing appropriate updates, discussing progress and helping resolve issues that might otherwise cause unnecessary delays.

Elite handle the legal work, while we manage sales progression and help coordinate the property chain.

We know how each other works, we know who to speak to and we’re all working towards the same goal.

Getting you moved.

No! Elite aren’t the cheapest conveyancers, but they’re certainly not the most expensive either.

One of the things we really like about Elite is how transparent they are with their quotations.

Some conveyancing quotes look incredibly competitive at first glance, but the headline legal fee doesn’t always tell the whole story. Once you add VAT, searches, bank transfer fees, Land Registry fees and other disbursements, the final figure can look rather different.

Elite provide a detailed breakdown of the anticipated costs from the outset, so you can see what you’re actually being quoted for.

And when we’ve compared their fees with other firms, the difference is often much smaller than people expect. Elite tell us that even when they’re more expensive, it’s frequently only by a couple of hundred pounds.

For us, the important question isn’t simply who’s cheapest. It’s what you’re getting for your money.

Elite aim to make their quotations as clear and comprehensive as possible.

Rather than quoting just a headline legal fee, they provide an itemised breakdown of the anticipated costs involved in your transaction.

Depending on whether you’re buying or selling, this can include legal fees, VAT, property searches, Land Registry fees, identity verification, bank transfer charges and other relevant costs.

If you’re buying, your quotation may also show the Stamp Duty Land Tax payable, where applicable.

Of course, sometimes an unexpected legal issue arises that requires additional work. If that happens, Elite will explain what’s needed and discuss any additional charges with you.

The idea is simple: you should understand what you’re paying for, rather than discover unexpected costs further down the line.

Because not every firm presents its quotation in the same way.

Some advertise a low legal fee, with VAT, disbursements and additional charges shown separately or in the small print.

That doesn’t necessarily mean the firm is doing anything wrong, but it can make comparing quotations difficult.

A quote for £900 in legal fees isn’t necessarily cheaper than one for £1,300 if the first excludes costs that the second has already included.

Our advice? Compare the total estimated cost, not just the headline fee.

And check exactly what’s included before making your decision.

Disbursements are costs paid to third parties as part of the legal process.

For example, when you’re buying a property, your Property Lawyer may need to pay for local authority and other property searches, Land Registry fees and identity checks.

If you’re selling, there may be charges for obtaining official copies of your property’s title documents and other necessary information.

These are separate from the Property Lawyer’s own legal fees.

Elite itemise the anticipated disbursements in their quotations so you can see what each charge relates to.

Yes, and it’s one of the things we particularly like about Elite.

You’ll have a dedicated Property Lawyer handling your transaction, rather than constantly being passed between different departments.

You can communicate by telephone or email, and Elite also have an online portal where you can access information about your transaction.

Moving home comes with enough questions without having to wonder who you should speak to.

Having someone who knows your case and can explain what’s happening makes a real difference.

That’s certainly the standard of service we expect from them, and one of the reasons we’re happy to recommend them.

One of the biggest frustrations we hear from buyers and sellers is that they don’t know what’s happening with their move. They send emails, leave messages and wait for updates that never seem to arrive.

Elite’s approach is much more personal and proactive.

Their Property Lawyers communicate directly with clients, explain what’s happening and work closely with us to help keep transactions progressing.

Of course, there will sometimes be periods when everyone is waiting for searches, enquiries or another party in the chain. But you should still be able to find out what’s happening and what comes next.

Absolutely. And we think that’s incredibly important.

Most people don’t buy or sell houses every day, so why should they be expected to understand all the legal terminology?

Whether it’s enquiries, searches, title issues or exchanging contracts, you should feel comfortable asking questions and getting answers you actually understand.

One of the things we appreciate about Elite is their approachable, personal service.

You shouldn’t need a law degree to understand what’s happening with your own home.

Unfortunately, even with an excellent Property Lawyer, not every transaction reaches completion.

A sale can fall through for all sorts of reasons, including mortgage difficulties, survey results, changes in circumstances or problems elsewhere in the chain.

If your transaction doesn’t proceed, the amount payable will depend on Elite’s terms of engagement, the work already completed and any third-party costs incurred.

We’d recommend asking Elite to explain their policy when they provide your quotation, particularly whether any fees are payable if your move doesn’t complete.

Because we’ve worked with plenty of conveyancers, and we know what a difference a good one can make.

We regularly hear complaints about poor communication, unanswered enquiries, a lack of progress and clients not understanding what’s happening with their own transactions.

Our experience with Elite has been very different.

Their Property Lawyers are approachable, proactive and willing to work closely with us. We know who to contact, they understand the importance of keeping everyone informed, and we’re both working towards the same goal.

The feedback we’ve received from clients is often about how quickly and smoothly their move progressed, and how good the service was.

We recommend Elite because we’ve seen how they work, not because we’ve simply read their brochure.

Rest assured we only ever recommend people we trust to get the job done!
